I had a problem with an estate appraisal. I completed the appraisal and the executor told me they wanted to use it to get a "hard money" bridge loan so someone could purchase the property. She did not understand the problem: "an appraisal is an appraisal". Many people don't know what appraisers do or their regulatory requirements. I was very upset and called LIA. Magda returned my call promptly. She was very patient and said it was a scope of work issue that was not clear at the time of accepting the assignment. I wish I would have called sooner. Magda clarified the facts and put my mind at ease. I called the client back and she said the lender would use his own appraiser. What a relief that was. LIA is there when I need them and won't cancel my insurance (or decline to renew it) if I call for advice. Thank you LIA and thank you Magda!
